Use area, price and document filters to cut a thousand results down to a shortlist.

Start with area, not price
Price only means something once the area is fixed. The same rupiah figure buys a different kind of property in Ubud than it does in Berawa, so pick two or three areas first and let the price range settle around what actually exists there.
Filters that change the shortlist most
A handful of filters do most of the work. The rest are useful for the last few results.
- Ownership and certificate type — the single biggest filter on property results.
- Lease years remaining — a villa with 12 years left and one with 27 years are not comparable at the same price.
- Build size versus land size — small build on big land usually means room to extend, subject to permits.
- Verified listing — restricts results to listings where documents were uploaded and checked.
Sorting and the map
Sorting by newest is the right default when you are checking daily; sorting by price is only meaningful inside a narrow area and size band. The map view is better than the list when you care about which side of a road something sits on.
Save the search once it is good
When a filter set stops returning noise, save it. Saved searches re-run on the server and tell you how many listings matched since you last looked.
