For retail and food, road frontage in metres and the passing traffic on that road are the business. A larger unit set back behind another building will trade worse than a narrow one on the strip, whatever the floor area says.
Electrical supply capacity is the constraint that catches people out. A café with a full kitchen, air conditioning and refrigeration needs considerably more than a shop, and upgrading the supply is a utility application with its own timeline and cost.
