The agencies listing property on Pasaran. Bali agency practice is not exclusive — the same villa is frequently marketed by several agencies at different prices, so who you deal with affects the price you are quoted.
Choosing an agency
Ask who they act for
An agent is normally paid by the seller, from the sale price, which means their duty runs to the seller and not to you. That is not a scandal — it is simply the arrangement, and knowing it changes how you read the advice you are given.
Because listings are rarely exclusive here, the same property can appear with several agencies at several prices. It is worth checking whether a property you like is also listed elsewhere before you commit to one channel.
- Listing count and reply rate are measured by Pasaran. Everything else on an agency profile is written by the agency.
- Never let an agent recommend the notary. Appoint your own, independent of everyone in the transaction.
- Ask what happens to your deposit and who holds it. The answer should be a notary, in an account, with conditions.
