Pasaran is where Bali buys, sells, rents and hires — with the documents in plain sight.
Most of what changes hands in Bali still moves through a photograph on a messaging app and a conversation with someone who knows someone. That works until it does not — until the lease has fewer years left than you were told, until the scooter turns out to be on another island’s plates, until the deposit goes to an account that closes the next morning.
Pasaran exists to put the boring parts on the table before money moves. Eight categories, thirty-two areas, one place to search — and on every listing, the facts that actually decide whether a deal is real.

How we make money
Worth being direct about, because it explains what the product will and will not do.
Optional promotions
A seller can pay to lift one listing for a set number of days. Nothing about the listing changes — only where it appears. Promoted listings are always labelled.
Business plans
Agencies, dealerships and developers pay a monthly or yearly fee for a higher listing quota, a branded storefront, team seats and portfolio analytics.
A service fee on protected checkout
When a marketplace purchase runs through escrow, the seller pays a percentage on completion. That fee funds the protection the buyer receives.
And what we do not do
- We do not sell personal data, and we do not share it with advertisers to profile you elsewhere.
- We do not take a commission on property or vehicle sales, and we are not paid by either side of a deal.
- We do not sell placement that looks like an ordinary result — a paid position is always labelled as one.
- We do not accept payment to remove a review, a report or a verification outcome.
Every fee that can apply is listed on the pricing page, with nothing added at checkout.
Why only Bali
A narrow map is the point, not a stage on the way to a wider one.
A national marketplace cannot do this
Bali has its own vocabulary — pondok wisata, are, banjar, PBG, balik nama — and its own failure modes. Land sold with a boundary nobody walked. A villa advertised for nightly rental with no accommodation licence. A lease presented as something more permanent than it is.
None of that fits a generic classifieds template. Our property forms ask for the certificate type and the remaining term because those are the two questions a buyer here always ends up asking, and our reviewers are trained on the documents that answer them.
Built around how people actually search
Nobody in Canggu searches by regency. They search by Berawa, Pererenan, Batu Bolong — so those are the areas, with the guides, medians and neighbouring areas that go with them.
Prices are held in rupiah and converted for visitors rather than the other way round, land is shown in both are and square metres, and the interface works in English and Bahasa Indonesia because a listing usually has one of each on either side of it.
Browse the area guidesWhat we hold to
Four decisions that shape most of the arguments we have internally.
Show the paperwork
Certificate type, remaining term, permit status, STNK and BPKB — the facts a deal actually turns on belong on the listing, in a fixed place, not buried in a chat thread on request.
Make badges mean something narrow
A verification badge says we saw a specific document. It never says the price is fair or the seller is good. Keeping the claim small is what keeps it worth anything.
Keep the record
Offers, appointments and payments stay on the platform so that when something goes wrong there is something to point at. Off-platform deals are where almost every loss happens.
Build for Bali specifically
Prices in rupiah with a currency switch for visitors, land in are as well as square metres, areas people actually name, and a permit vocabulary that matches the documents.
One thing we deliberately do not do: give legal advice. We can show you what a document says and explain what a certificate type generally covers. What you personally may hold, lease or operate is a question for a licensed Indonesian notary or PPAT, and we will always say so rather than guess.
Working on it with us
The team is in Denpasar and Canggu, with a few people remote across Indonesia. We hire slowly, mostly for people who have lived here long enough to argue with our assumptions.
