Property developers
The companies building the projects sold off-plan on Pasaran. When you buy before completion, the developer’s track record is the asset you are relying on — more than the renders, the location or the price.
Buying before completion
Judge the delivered, not the drawn
Renders and specification sheets tell you what is intended. Completed projects tell you what actually gets built, how late it ran, and how the snagging was handled. Every developer profile lists their completed and ongoing project counts for that reason.
The single most useful thing you can do before reserving a unit is visit a project the same developer handed over two or three years ago and talk to somebody who owns there. Ask about handover delays, defect resolution and whether the shared facilities are being maintained.
- Completed and ongoing project counts come from the developer’s own record on Pasaran.
- Certifications listed on a profile are stated by the developer unless the profile is marked verified.
- Ask who certifies construction milestones. Independent certification is worth far more than a brand.
