The title does one job

A title should say what the thing is, its defining number, and where it is. "Three bedroom villa, 27 year lease, Pererenan" tells a buyer whether to click. "Stunning tropical paradise opportunity" does not, and it competes with two hundred identical titles.

Answer the obvious questions first

The first paragraph should contain the facts that decide whether someone reads the second one.

  • Size, in the units buyers use — are for land, square metres for buildings.
  • Years remaining, if it is a lease.
  • Condition and year built or renovated.
  • What is included: furniture, staff quarters, existing bookings.
  • Access — road width and surface matter more here than most sellers expect.

Be specific about the flaws

Listings that mention the narrow access road or the neighbouring construction get fewer enquiries and far more serious ones. Buyers discover these things at the viewing anyway; hearing it first builds the credibility that carries the negotiation.

Keep it current

Update the listing when the price changes or something sells. Stale listings drag down your response rate, and response rate is shown on your seller profile.
