Care-only management is a fixed monthly retainer. The company supervises your staff, runs preventive maintenance, handles suppliers and sends you a monthly report with photographs. You are paying for the villa not to deteriorate while you are elsewhere, and the fee does not move with occupancy.
Rental management is a commission business. The company lists the villa, sets pricing, handles guests, cleaning turnarounds and reviews, and takes a share of revenue — commonly between fifteen and twenty-five percent, sometimes with a small fixed component. Read carefully whether the share is of gross or net, and which costs come off before the split.
Long-term tenancy management is a third variant: rent collection, periodic inspection and repair coordination for a lower monthly fee, without any of the guest-facing work.
