Two very different products under one name

Care-only management is a fixed monthly retainer. The company supervises your staff, runs preventive maintenance, handles suppliers and sends you a monthly report with photographs. You are paying for the villa not to deteriorate while you are elsewhere, and the fee does not move with occupancy.

Rental management is a commission business. The company lists the villa, sets pricing, handles guests, cleaning turnarounds and reviews, and takes a share of revenue — commonly between fifteen and twenty-five percent, sometimes with a small fixed component. Read carefully whether the share is of gross or net, and which costs come off before the split.

Long-term tenancy management is a third variant: rent collection, periodic inspection and repair coordination for a lower monthly fee, without any of the guest-facing work.

Questions that change the economics

Gross or net. A share of net revenue after channel fees and cleaning is a very different number from gross.
Who employs the staff. If staff are on your payroll, the employment obligations are yours, not the manager’s.
Pondok Wisata. Short-term letting needs the correct licence. Establish who holds it and who is liable.
Notice period. How you exit, who owns the listing and the reviews, and how forward bookings are handled.
