The Uma Residences occupies a 4,100 square metre plot on the eastern edge of Ubud, dropping away towards the Petanu valley. Twenty-four residences are arranged in five terraces that follow the existing contour, so the site keeps its mature trees and no unit looks directly into another.
The architecture is by a Bandung practice working in limestone, exposed concrete and reclaimed ironwood. Living spaces open on two sides for cross-ventilation, which is what makes the valley-facing units comfortable without running air conditioning through the day. Bathrooms are semi-open with a solid roof over the shower, a detail borrowed from the practice's earlier work in Sidemen.
Three residence types are offered: a one-bedroom valley suite, a two-bedroom terrace residence and a three-bedroom ridge villa with a separate studio. Every unit has a pool; the ridge villas have a 12 metre lap pool set along the valley edge. Interiors are delivered furnished to a specification the buyer selects from two schemes at contract stage.
Shared facilities sit at the entrance so through-traffic never reaches the residences: a yoga shala, a 25 metre pool, a small gym and a café that will be operated by a Ubud tenant rather than by the developer. A management company is being appointed to handle rental operation for owners who want it, on a standard fee basis disclosed before signing.
Groundworks and the access road are complete and the sales gallery is open on site. The developer states that comparable units in their Tegallalang project have achieved a gross yield in the region of eight per cent; that figure describes a different property in a different location, is stated by the developer, and should not be read as a projection or a guarantee for The Uma Residences. Buyers should have the lease structure, the permits and the management agreement reviewed by an independent licensed notary/PPAT before committing.
