Pondok Wisata is the licence category for small guest accommodation — historically a home-stay style operation with a limited number of rooms. Property listings mention it because it is the difference between a villa that can lawfully take paying guests and one that cannot.

• Zoning that supports tourism accommodation at that location.
• Registration of the operating business and the usual tax registrations.
• A room count within the category limit — larger operations fall under different licence types.

A rental yield figure quoted by a seller assumes the property can legally be let. If the licence is missing, the figure describes an activity that may have to stop, so the two questions belong together.

Ask for the licence document itself and check three things: the address matches the property, the licence is current, and the holder is the person selling or a company they control. A licence in a previous owner's name does not simply transfer with the keys.
