Start from the area median

Each area guide on Pasaran shows a median villa price and a median land price per are. Those numbers are a starting point, not a valuation — but they tell you immediately whether your instinct is in the right postcode.

Build a comparable set

Find five listings that a buyer would genuinely consider alongside yours, then adjust honestly.

  • Same area and, ideally, the same side of the same road.
  • Similar land size and build size, not just bedroom count.
  • For leases, similar years remaining — this dominates everything else.
  • Similar condition and furnishing level.

Watch time on market

A listing that has sat for months at a given price is evidence about that price, not about the market. Compare against listings that actually sold or were withdrawn, and treat long-standing asking prices with caution.

Reductions are visible

Price changes are recorded and shown as a price history on the listing. A single considered reduction reads as a serious seller; five small ones read as a price that was never real.
